COSMIC Experience Update

Greetings Cosmic Beings!

For some of you, this may be getting confusing as Cosmic is an event (it just happened in Ithaca from 71/7/4) and a theme camp (getting ready for POrtalBurn).

This email is about the Immersive Art Experience coming to Rochester this Fall!
It’s called COsmic Experience.
There will be no Monday Zoom calls until after POrtalBurn. I’ll target August 8th. Another email will go out before then.

The first three pictures are Southtown, the space to the left of Planet Fitness. The other pics are from Towne Center

That’s Southtown.

There are new people on the email list, so a quick recap:

Theme: You look in the storefront windows and see a flying saucer sitting on a bunch of foliage (hiding what’s behind it) and the door is down but you can’t see in (bright light and tinsel).
Lights zip around it above and below the windows. Using projectors, you see multiple floors of aliens walking by in the windows.
Easiest catch phrase: “Wanna see what’s in a flying saucer?”

Locations in the running so far:

Southtown Plaza is still available. 12,000 square feet.

Frontier Commons space has been claimed and is off the table.

Towne Center, the renamed Suburban Plaza, in Henrietta, has space available.
It is very raw, and there are pics attached. One side is 9,000′ and the other is 5,000′.
We haven’t talked numbers yet. I just walked through it two days ago.

Pros to Towne Center:
Higher ceilings  (helps with the wow factor of the size of the saucer)
No sprinklers (grandfathered in he said) 
Has some wall spaces (not a big open space) so can mount projectors and have closer electric
New roof (35 year guarantee)
New HVAC
New parking lot (they’re pouring money into it to make it nice, the opposite of Soutthown)
New car wash (he says 125,000 cars/year are expected
Owners are local and manage it as well, cutting out a middle man
I’m hoping to get a deal on the 9,000′ and then have him throw in the 5,000′

Cons to Towne Center::

Not great store frontage for a sign 
     – After telling him the concept, he said he’d give us a sign at the road

Very raw space (but that should keep things cheap!)

Bathrooms are on the second floor and kinda cruddy. They’d need to be made better.

Reminder about Southtown –
Pro to Southtown:
Great frontage for signage, visibility to Jefferson road

12,000 square feet, open except for five pillars. 10,000 for art, 2,000 for shop/storage.
Not as raw as TC
They’re willing to give many many free months (the number keeps changing)
Great workshop/storage area

Cons to Southtown:
They want ME to pay for the HVAC and sprinkler repair (~$30,000)
Parking lot is beat up
Half the place is empty, looks run down
Management is out of town, local people may not be responsive

Ceilings not as high
Sprinklers, which means something like a tunnel or cave can’t happen.

Both are in Henrietta. I’ve talked to the town. They don’t have Immersive Art as a category so I’d have to present to the Town Board, but they were excited and said I would 100% get approval. Just gotta pay the fee.
